Mudroom door (main entry)

This is the main entry into the home. Your access code is 64200432# — the # key is what actually unlocks the door.

• If the keypad claims low batteries (fresh ones are installed before your stay), just install 4 new AA batteries — no tools required.

Front door

You also have two physical keys to the front door.

• The top lock can be finicky — just wiggle the key if it's giving you trouble.
• When the weather changes, the door can feel stuck. Push the door in, then click and turn the knob, and it should open fine.

Sunroom door

The sunroom door has a latch lock, which we keep locked whenever the home is unoccupied.

There are 4 access points across the home — living room (main unit), sunroom (under the TV), upstairs hallway, and outside. Please don't modify the units directly; message us if you run into any issues.

TV & remotes

There are three remotes in the sunroom:

• Roku remote — your one-stop solution for all things entertainment. All TV watching should happen here.
• Silver Hisense remote — mainly useful for switching TV inputs. Please don't connect personal streaming accounts or use TV apps directly on this remote.
• Samsung soundbar remote — shouldn't be needed, since volume is controlled from the Roku or silver remote, but it's there as a backup.

The Roku is set to Guest Mode — enter your own streaming logins and they're automatically removed at checkout. Roku asks for a checkout date up front; if you enter the wrong one, don't worry, it can be reset manually in Settings.

Before you turn it on

• The filter was changed just before we left, and should last your entire stay.
• If a cleaning light comes on, cleaning tablets and descaler solution are in the cabinet above the refrigerator.

It can seem like a lot at first, but it's easy once you get the hang of it — and if you'd rather skip it and use a standard coffee maker instead, that's completely fine too.

Nest thermostats

The main HVAC units downstairs and upstairs are each controlled by a Nest thermostat. The home is fairly well insulated — we recommend keeping the temperature between 71–74°F.

Mini-split units (Sunroom & Primary bedroom)

These two rooms have independent Samsung mini-split units with their own controllers in each room. Because of their height on the wall, the ideal setting can feel a little different from what you'd expect.

• Summer: Cool mode, fan on Auto, set around 75°F (warm air rises).
• Winter: Heat mode, set around 68°F — Auto mode can overwork itself trying to balance the temperature given the unit's height.

Filter cleaning (every 1–2 months)

Both mini-split units need their filters cleaned periodically — we'll send a reminder. Here's how:

1. Turn off the unit.
2. Pull off the thin filter on top of the machine — it should come off easily without much force.
3. Rinse under cold water in the shower and let air dry (they dry quickly), or use the Dyson vacuum to remove the dust instead.
4. Replace the filter and let us know — we'll reset the filter warning light remotely.

Houseplants

The plants inside the home need watering every 10–14 days. A bronze watering container sits in the dining room, and a step ladder are kept in the mudroom when you need it to reach taller plants.

Basement access

You shouldn't need to go down to the basement, but for any plumbing or water heater issues, a key is hung from the entry door in the downstairs hallway.

Our personal items

• We keep some personal items in the closet of the downstairs bedroom — this door is intentionally locked.
• We also store items in the top cabinets of the primary bedroom closet. Please leave these untouched.

• A Dyson vacuum hangs inside the mudroom closet when you need to use it.
